Our management team holds designations from BOMA (Building Owner and Manager’s Association) and IREM (Institute of Real Estate Management), and more importantly has extensive field experience in managing all aspects of commercial and industrial property.   1. Facility Management – this means management of the building and grounds to keep your property in good repair. Facility management services include managing the care of all aspects of a building and its attendant grounds. Typically this includes the building roofs, walls, floors, mechanical equipment, parking deck, landscaping, IT and more. We also manage utility service agreements, repairs and maintenance service agreements, and facility vendor relationships. Depending on the facility condition and occupancy type we will customize and propose a service plan that meets the needs and budget of the facility and the owner.
  2. Leasing Management – as a full-service Pennsylvania licensed broker, Hinerfeld Commercial Real Estate can manage the leasing of your facility through time. This capacity is especially important in multi-tenant properties where tenancies change often and/or unoccupied spaces need to be filled with paying tenants. A comprehensive understanding of a property and its ownership profile, combined with Hinerfelds’ significant market knowledge and experience in leasing, can be a powerful tool to improve occupancy levels, property income, and net profits.
  3. Accounting Management – all properties that exist have income (or lack of income) and have attendant expenses. Our accounting team will set up and manage the accounting for your property . We use Quickbooks as the backbone of our accounting. As such we can provide accurate accounting and reporting through time, with periodic quarterly, annual, and on demand reports, giving you as the owner valuable insights into the operation of the property and its profitability.
  4. Fitout management – when leasing properties it is common that a tenant will require space improvements specific to their individual need. The management at Hinerfeld Commercial Real Estate has experience in managing vendors to accomplish the required improvements in a timely manner. This discipline marries with, but is distinct from general facility management, and as such is an extra service and billable separately. Typically, we provide a percentage based fee proposal based on the cost of the job and its overall scope.
  5. General facility monitoring – if all you need is someone to keep an eye on your property and to monitor the building and grounds, we offer drive-around inspections and periodic walkthroughs (with optional photographic reports). This service is integral to and included in our Facility Management service but can be carved out and offered as a standalone service at lower cost if desired.
